your house looks like it has cedar siding, if so, good, we have cedar siding on our house and is the original siding from 1990 when our house was built, i love cedar siding, it's real siding!!!!!!!!
@xctome original to the house, built in 1990. I think the condenser is 1989 though. which btw that thing is toast. refrigerant leaked out last year, then the compressor overheated and lost it's compression. so were gonna be getting a new A/C come spring time.
@xctome when a new compressor was installed in 1999 they brazed with all the joints soft solder, and after time that gives way. and last summer was hotter then it had been in the past few years.

Well the thermostat can be set to any temperature and achieve great comfort, the system is outstanding at dehumidifying, the low temperature is just a matter of preference. Though this year it's not getting set lower then 74. During the day with ceiling fans on in the living room to keep the upstairs hall cool with it set on 74 it will run all day, maintain temperature and the humidity will go down to 40% and stay there during the time it runs.
Airflow is not an issue, there is two 8x14 ducts splitting off from the plenum, one half serving 7 6" supplies and the other half serving 9 6" supplies, and one 6" supply coming right off the top of the plenum. Return air has two 8x16 ducts splitting off and a total of 8 return stacks, 2 of them extra large.
In cooling?! I've set the downstairs system as an experiment down to 65 overnight when it's 78 and very muggy out overnight, and sure enough! it got there! With the upstairs system on a 90 degree day and only one zone calling I can get that zone down to 65! on a 90 degree day!
I don't think 70 is cold at all...People often set there heat on 70 or below in the winter and think it's comfortable or even a bit warm, so why not 70 in the summer? I don't really see how the same temperature that's considered warm in the winter is often considered freezing in the summer...
Ours is 68 in the winter, the difference is in the winter you are usually wearing pants and sweatshirts, but in the summer you're usually in Shorts and a T, so the warmer temp is ok...

No, it's located more to the East side of the house. It's all ducted with solid duct. But I also think a problem is that it needs a return inlet somewhere closer to the center of the house.
What's your square footage? it's possible but not likey that its undersized... BTW if its an attic system it's probably poorly layed out and installed ductwork that probably leaks like mad......At least thats how are old upstairs system was.
It doesn't seem that far off for 1700 sqft. Have you changed your furnace filter recently? whats the T-stat set at? is the coil on your outside unit clean? are all your vents open? is the duct work layed out all goofy? is it an unconditioned space? and the list goes on...
2 A/C's is not a waste of money at all especially when the house your conditioning is 3200 sqft, + the layout of the house is not conventional either and would be even more costly to have one system instead of two. As far as operating costs go between one system instead of two, it's all in the control strategy you have whether you save more money or not. The T-stats in my house are programmed to have the downstairs system on during only the day and the upstairs system on only at night.
It actually didn't work at all for the first 11 years of it's life.....Because the installers back in 1990 didn't braze the lineset properly and my parents didn't use it until about 1994, so by then any last bit of freon was long gone and it ran forever until the compressor burnt up. . . . . .Then in 1999 the same idiots came and replaced the compressor but didn't purge the system of the contaminates from the burn up and they also once again didn't braze it properly and all the freon leaked out-
again and it sat for another 2 years until 2001 when my parents finally called another company (this time good ones) and they found the leak fixed it and then found that the evap coil's capillary tubes were plugged so it wouldn't work properly anyway...........So then a few weeks later they replaced the evap coil and it's been working well ever since, besides a year later another leaked turned up and was repaired, and then last august due to hail damage it all leaked out again and was fixed.

The house is 1716 square feet. And the best I remember, it's a two and a half ton unit. I've thought about re-plumbing the ducts to see what happens.

again and it sat for another 2 years until 2001 when my parents finally called another company (this time good ones) and they found the leak fixed it and then found that the evap coil's capillary tubes were plugged so it wouldn't work properly anyway...........So then a few weeks later they replaced the evap coil and it's been working well ever since, besides a year later another leaked turned up and was repaired, and then last august due to hail damage it all leaked out again and was fixed.
