Lenders VERY rarely call the loan due and if you use a land trust, the beneficiary isn't on public record so the lender won't know. It really doesnt matter if anyone finds out though. And yes, it will work in any market.

What about the acceleration clause? how doe s the home owner know if you actually pay the mortgage? What if someone finds out?
