Boy it warms my heart to see Las Vegas/Henderson take a complete SHIT!!!!! HAHAHAHA! I saw this coming 20 years ago. It couldn't have happened to a nicer place. NOT. Back in the 60's it was a nice place. But now just like Harley Davidson they forgot who and what made them and went for the money and treated those that didn't have much but were good people like SHIT! They all thought they were all that and a bag of chips! Now look at em! Now I won't have anything to do with either one! HAHAHAHAHA
I lived in Vegas for a few & saw this coming down the pipe. A great part of the crash there IMO was & is that they love to overvalue EVERYTHING. That and the fact that Lake Mead is drying up isn't helping anything around that part of NV. . But until they figure out & adjust to true market values I have a feeling your going to continue seeing ghost mall's & housing developments popping up all over.
speaking as a spiteful las vegas resident myself who is also going through a foreclosure i can honestly say the ONLY ppl making money in this town are the real estate attorneys who absolutely refuse to negotiate on any level what so ever . i have told several times " there is no deal to be made, either pay the amount in full plus our fees or your property will be seized" . to which my response was " if thats the case , than choke on it and good luck trying to sell it in the next 5 years "

If a family has an income of $17,000 a year, but spends $30,000 and it owes the bank 145,000. How many years would it take for the family to pay back the loans to the bank? (Just multiply 145,000 by 10,000,000 - you get the picture.)
I guess the family has to pay down at least 90% of the debt or cut its spending by half, before it can spend again.
