The scale of and magnitude of overbuilding in china is truly amazing. Real estate prices are coming down in china at an accelerating rate with no end in sight. They're down 40% since 2009 and they're still vastly overpriced for what the people can actually afford. Yet they continue to build for GDP growth.

How about Hainan being so packed with travellers during winters? If the government keeps prices high for vacant housing, people won't buy it. Eventually if they lower the prices people will buy it, but overall it would be at a net loss because these things were built arbitrarily rather than out of demand.

  • I personally saw this in Schenzen.  I’m not saying Szhenzen was a ghost town but there were way too many of these, enormous buildings that you could see the sun right through them with nothing inside. No cars, no people walking in and out, no delivery vehicles etc I commented at the time it was like a Potemkin village along the highway, like a façade. In Zhuhai, I walked down several blocks of restaurants where there was not a single customer. I ate at places where I was the only one.

  • Having said that, I found my time there amazing and the people so kind, polite and accommodating. I was shocked. People were actually exited to see us and so helpful and curious, a little Chinese girl dragged her mother to us to try her English on me. I have never seen such overenthusiastic service & happy curiosity. I thought they would hate me and America in general (like France) but it was the polar opposite. It was so strange. You simply must go and visit. You'll love it there.

  • @071590z Prices are still nowhere near where the average Chinese can pay, and since they are upping the down payment as a % of the home price, the lower prices aren't helping with the down payment. A very large % of Chinese peasants are still subsistence farmers.

There are many malls in cities that are packed every day. This particular mall was built in a very inconvenient location with no public transport to get there.
