very interesting, but the effect of properties doubling and tripling in price does nothing but drive previous (poverty-level) residents into other areas. with gentrification, the problem still exists - it's just been moved. i'm not saying this isn't a valuable contribution to the community, it's just that the underlying cause of the decay (poverty) also needs to be addressed in order to accomplish anything valuable and permanent.
