@sgntslaugh73r Only if you don't set boundaries! One of the biggest mistakes is not setting boundaries with your clients. They need to know that they can get in touch with you and you will get back to them promptly, but at the same time, if you take Sundays off, then they need to understand that. Most people will and the ones that don't probably aren't worth working with.

Funny. Functional qualities are not going to adjust the price at all. There is nothing wrong with taking comps to the house on the 1st visit. It is called not wasting their time. Oh hey realtor what do you think of my value? Oh me, I am sorry I didn't even look yet. I just wanted to come say high. You take the comps, say hey let's look around 1st and then sit down for a chat and look at these comps. That builds rapport right away. The other stuff is true, keep it clean and neutral.
Ha, Ha, Ha, Red shag carpet. That's funny because I've been house hunting and ran across a listing of a house that had red shag carpet and it was ugly. I also can't stand light color carpet that shows up dirt too easy(especially with kids)
this actually is an excellent video-pretty clear instructions on how a seller should prepare. Per other comments, if your agent isn't doing this, find another!
I always wonder why some realtors take 7 pics of the outside and not one single pic of the inside and expect the house to sell quickly. Makes ya wonder if there is something they are hiding.
