you probably dont even legally own the home you are renting out. These detroit landlords are scammers. The rent out homes they dont even own.

I wish I had section 8 i would give you 6 months ahead of time thats outrageous man i live in ny and people get evicted for not paying 100 20dollars a month in rent...

Amen! Unfortunately, I reject section 8 because of bad experience. 9/10 my former tenants trashed my property and the repairs were more than the deposit. Last tenant I evicted because she damaged ,on purpose, everything on my property so I'd lover her rent. THAT NEVER HAPPENED! I dont lower rent. My rental motto is if you can't pay it, dont rent it!

Yes, good job with putting up the notice without delay. However, does your tenant owe a late fee now too? It seems that if you don't punish the tenant for paying the rent several days late, he will learn that he can pay it late in the future without consequence.
