There are different styles of learning and while I had heard about the 80% rule and made notes about the 80% rule, I couldn't 'see' the 80% rule before this video. Over the years I've been in many subdivisions being built, looked at the slight differences in models and how those differences affected the pricing; however, I never 'saw' that 80% of a homes value is in the neighborhood until Sherman said look over his shoulder as he moved away...DUH!.... Let there be light!
I hope that these receive a 5 star rating. I think the kind of information you suggested posting on you tube is invaluable not only because it focuses on how to buy apartments but also and more importantly it is based on this area. Also, I am personally really interested in the information on the private investor presentation. I am not sure if this will be covered in upcoming commercial real estate class but for me it would be a welcome addition.
Great video. Gives guidance on how to evaluate properties and Sherman even eludes to the impact of what other developments in and around the community will have on an area. He also make a very salient point for why you should have access to the MLS as a tool in your tool box for investors.
When I first heard Sherman make this comment at our DC-RIA meeting ... I was outraged! I thought to myself "Oh that is just ridiculous. How could that be true? However as I increased my understanding of real estate investing... I came to understand that it absolute was not only true... but that it was a fundamental truth! As I watched the HGTV shows on buying property around the country and see, my little ranch home priced from 10K to 1 Mil. I must agree that yes price/value is 80% location...
