My point is, there could easily be a third installment, or at least a new chapter in the Half-Life series at this point. More so if you consider that they probably would still be utilizing the source engine for this one. A nice chunk of Half-Life 2's development time was spent on creating the engine itself.

@Kuti210 Based on your response, I would say you don't get my point. Half-Life 2 took two years, only because they developed it twice. The first game, which was leaked. And then the entirely new version afterwards.

Based on previous releases, something should be out by now. And if you don't think that the next chapter in Half-Life is going to be running source, I largely disagree. Whether you think so or not, it is one of the better engines available still. They aren't lazy though. Far from.

Valve dosent work like IW/treyarch, releasing a game every year... selling a lot but, decreasing its real potential to make it more suitable for consoles... saturating their consumer base only because they feel confident about there remaining fanbase.

That doesn't excuse ridiculously over-extended development times, especially when you consider they can release games at the speed which they have with titles like Left 4 Dead 2, and Portal 2. Seems they are choosy, not necessarily dedicated. Besides, if the entire industry held this view on development, then there wouldn't even be an industry at this point. I have seen amazing games take 2 - 4 years only.
