Manageable rent areas usually have thumping bass every time someone drives by, gunshots late at night and racist assholes who don't want outsiders in the neighborhood.

It is always like that. I ran my first NYC Marathon on Oct 28.1984 saying I only wanted to do it once. I'm going back in a few weeks to run my 24th.
Put on those shoes, and get going. You won't regret it.
