I like the video but the dude in the glasses talking about how finding that "big deal" in real life is a "good jump start" as opposed to finding 5 small good deals.. but,.
can you really find such a deal?. I'm from greensboro, NC and I'm a novice at investing. so I'm unfamiliar with philadelphia but, looking at the residential properties for sale there, worth 130-160k.. and putting around 30k down. your mortgage would be around $800 a month. right? with a cashflow of $1000 a month. the monthly rent would have to be atleast $1800. it seems hard to believe people would pay that, especially if the same type of rental down the street is cheaper.

This was interesting to watch. And I actually learned something. I love these videos where people/friends are sitting around shooting the breeze but are talking about stuff that matters, like strategy. I encourage you to keep making more videos like this.

I know I would rent it for cheaper than 1800. just to under cut you. I'm not saying its impossible. it just seems improbable. and not real.

i just remeberd, it was a duplex. so you'd be drawing 2 separate incomes of 900 each. which seems more of a likely scenario. hmm. word.
