So Real Estate is not such bad investent. It includes materials and the population continues to grow. So I don't think that real estate can be such a bad inverstment today, however I am a bit confuse, somebody please help me, what is then the best advice for RE?
If the dollar depreciates the way Peter suggests, no foreigner will ever want to hold any assets in the dollar. I think U.S. RE will be a bad choice for years, as unemployment continues to rise and people become unable to make mortgage payments.
Not until there is a bottom in sight or there has been some sustainable turn around in the dollar. Right now the dollar index is about 82. If there is a possibility (or probability) of dropping to about 70 next year and 60 in 2010 which is inline with the trend since 2002, why would foreigners look to the US?
Pretty soon real estate will be at low enough prices where buying rentals will make good sense. With stocks the way they are why wouldn't people want to move money into income producing properties?
However, while the 30 yr bond yield is 3.18% and mortgage rates are surely to rise, it would be wise to ride the wave up and not try to swim against the tide.

they wont hold dollar debt instruments, but they'll use the dollar's weakness to buy dollar denominated goods.
