Man so much hate for Dean is unbelievable. I am someone who bought his product and while I will admit that some of his material is flawed, there's no doubt you can profit in real estate. The problem is that people are not willing to put in the hard work to get there. I was someone who did and by also obtaining a local mentor, I am now living a dream by making nice profits in real estate. You guys keep hating on the guy because the select few like me , thank him for changing lifes.

Despite some okay advice, Dean really trivializes the process of making money in real estate.

For example, he doesn't tell you that a city inspector can walk onto your property and make you fix something that'll eat up all of your rent profit for the next 12-18 months.

Also, you'd better have a cash reserve. What if your tenant doesn't pay rent? Evictions take months. Can you pay the mortgage in the meantime? Can you afford to fix the vandalism caused by the PO'd evicted tenant?
