Then they try to capture every cent of damage deposit recognizing zero wear and tear. My friend lives in a duplex that went higher and higher. Both families were up to $1200 a month and both are out. Now the first month of vacancy the units are going to be rented out for $700.

In the last month or two of that lease, if the owner wants to raise the rent, he has to notify the renter before the lease ends. The renter then can decide whether to stay or move to a cheaper apartment. If the landlord doesn't notify the renter before the lease is up, the renter can just move and the landlord will lose money until he gets someone else in there. They always give notice

Something else going on that's new. Rich Realtors are buying rental properties. They put people in at reasonable prices then raise the rent in giant chunks at every chance. Then they try to capture every cent of damage deposit recognizing zero wear and tear. My friend lives in a duplex that went higher and higher. Both families were up to $1200 a month and both are out. Now the first month of vacancy the units are going to be rented out for $700.

@Textynn I don't see how this is possible. When people rent apartments, they get a lease for at least one year. In the last month or two of that lease, if the owner wants to raise the rent, he has to notify the renter before the lease ends. The renter then can decide whether to stay or move to a cheaper apartment. If the landlord doesn't notify the renter before the lease is up, the renter can just move and the landlord will lose money until he gets someone else in there. They always give notice

I know quite a few people that rent month to month - the age of the "one year lease" has long gone here in the Bay Area. and in this area, there is no rent control, so the landlord/property owner/manager can pretty much do what they wish.

It will cost her a couple thousand to move out, will require school change for her kid, new deposits, bill transfers, thousands of hours of her time and she is not real healthy. How would you like to be forced to move every year or two. It's bait and switch pure and simple. people want homes not flop pads.
