I suggest you find a suburb around seattle or portland for NW living. The lake is polluted w heavy metals, and the fish are inedible. Lake recreation only runs 4 months a year it is so cold, not like New England but chilly. It may say average daily high of 60 by April 20th, but it hits 60 and immediately drops like a rock. Idaho Coeur D' Alene wages tend to run in the $8-10 range, and Spokane in the $8-12 range. the only boom industry is medical to support the retirees. Don't think you can commute to Spokane from CDA cause in the winter the highways are ice.

Taxes?? ok not as bad as California but not tax friendly at all. And the pay is very low.... I made 38k in cdl and 72k in the state i live now same ocupation for 22 years... If you have money go enjoy the beauity it has to offer, if you dont and want to move there you will struggle.. good luck :)

All of those Californians are trying to move back since the recession (except those that are already retired) and lost a bunch of money on their CdA homes since CdA is primarily a secondary home market for out-of-staters. Idaho in the last few years has also lost more people than gained... I wouldn't say jobs are plentiful here in Idaho.

The weather is another factor. Summers are spectacular here, the entire two months of it. Winters are great if you ski or snowmobile, and the long grey drizzly spring and fall cut down on how much yard work you Californians would have to hire an illegal to do... Seriously, it doesn't get very cold here, maybe 10, but colder only in short spells, and we get plenty of snow, I take my kids sledding right down by the lake, and some of the steeper streets close for sledding.

A few facts you don't get just driving through town...The lakes here are part of the Nation's largest superfund site, and are so polluted with mining toxins that you shouldn't eat the fish...minimum wage service jobs may exist, but sustaining careers are gone, crime and meth here very real, and locals view Californians like Californians view Mexicans, as a plague. It is very white here, and sentiments run high to keep it that way. Spokane has racial diversity; enough to keep the cops busy.

You oughta check out new urbanism george. What many low income people don't consider is their commute to and from work. What if you could live in a community that all work, fun, ect was in comfortable walking distance?

I think you'll see that most new urbanist communities are outperforming suburbs in keeping real estate value.

I don't think it's any different for a white to move to a predominately black neighborhood or vice versa. They both have to overcome some serious cultural and social boundaries. In Seattle if you go to the wrong areas and you are not Black you will get comments that will make you feel scared all the time. Now whether or not they are serious or just trying to make you feel uncomfortable is another thing. I grew up in a town where my high school had maybe 5 blacks. They never got beef.
