Good information Mr. Taylor. It's good to see a african american making legal money with a legal business and you seem to be very good at it. I manage 2 radio stations in syracuse ny. Can I interest you in exchanging radio advertising for teaching me how to wholesale houses. Keith C. keithc4@yahoo.com phone in syracuse 315 476 5865
I am so greatful for your video! There are so many people who know things like this but just are not willing to share what they know...especially not for free...I am new to wholesaling and looking forward to investing in real estate.
Question Mr Flip > How many forms do I need and where do I get them from? I know you need one to put the house under contract, than you would need a seperate one for the investor right? And where can I get these forms, do I type them up myself, or do I have to go to a real estate lawyer and pay for one out of pocket? Please answer !
I'm also a newbie, and i was just wondering if this method of real estate sales will allow me to get up tomorrow with no real estate license in Michigan, just knowledge & a hunger for success, & start making fliers or bandit signs and I can get a offer, then all i have to do is find a buyer, set contracts up & submit them, wait for closing, & then receive my assignment check for whatever amount. ( long story short ) - please say this is true....
after the seller signs the contract do you submit that contract to the title company? and after you have the buyer sign the contract do you submit that contract to the title company too? do you pull title to see if there are any encumbrances or do you let the buyer do that?
how do you know if you have a real buyer is there certain questions you ask them have you ever been to closing and your buyer was a no show?and dont it cost to pull title, and what if it come back dirty, what to look for?
The $500 plus earnest money that you should collect from your buyers is normally the indicator that they are serious, it's really that simple
I've never had a no show but I've had buyers to pull out before closing
It does cost to pull title but you can wait until you get a buyer and if there are any title issues, you simply work with the title company to clear them up and if you can't, move on to the next deal
I was listening to this and I wanted to mention that when I signed up I never got the contract and also you said you could use my state's Realtor sign, but those contracts are not assignable, so how can you use it if it is this way? I don't think a realtor is going to give you their contracts.
Hi Tyrone, as always your vids are very informative. I watched several but I haven't had the opportunity to seed them all. I'll have take out some time sit and watch all.
Do use a separate contract to assign to a buyer?
I like your contract but I'm thinking of adding a few clauses to protect ,myself and the buyer.
I use the same contract for the buyer unless he wants to use his own contract which is fine. Of course, add whatever you need to make you feel comfortable, just get out there and start making money.
make a friends day that wants to get started in this biz, if you haven't figured it out already but i basically give away the course in all my vids at my channel, ova 25 tips now

Ty,
What if you don't want you buyers to know what your check amount is going to be? How would you arrange that closing?
kberly2005 2 years ago
I don't play those games, if a buyer is concerned about what I'm making, I really don't want to do biz with them,
you're looking for relationships which should provide repeat buyers bcx you're making them happy with your deals

peachtree05 2 years ago
both contracts should be submitted at the same time
you can pull title before or after you get a buyer, depends on your resources because they are not free
