As someone in construction still in Vegas I can say it is very, very sad. Home builders were putting in orders for 2-3,000 up to 5,000 house a week. Now, orders are under 30 a week. In my field there were about 9 companies supplying, now there's 3 and I'm very fortunate to still work for 1 of those 3. If something doesn't turn around soon, that even might be in jeopardy. Great town to visit, not too fun to live there anymore. I was born n raised Vegas, moved out over a yr ago.
And of my family that still lives there, about 50% of them have lost job after job due to the downturn... the other 50% are lucky to still be working.... but all of us have taken pay cuts, healthcare reductions, & time deductions.

I thought I was the only one living this horror. Im a college grad, whom was layoff from public education five years ago. Im self empoyed/ freelance automotive mechanic, repairing and flipping cars. Choice: money for food, car, and rent or money for strippers (dancers/entertainers) and gambling. Choice: starve or gamble. Food usually wins out over gambling and strippers.
Why was MGM City Center, Wynn Resort, and Encore built? The market was already saturated. Building more without buisiness is a formula for financial doom. Maybe it was greed, ego, and maga amounts of money from outside sources (i.e. foreign countries).
Las Vegas' situation is normal. There was tremendous growth due to outside financing (Dubai) and nothing to sustain the growth. If businesses are willing to build mega-casinos when the area was already saturated, then building will stop due to decreased revenues or increased losses for all casinos causing unemployment. There should not have been new casinos built after 2010 and the old casinos should have been renovated or demolished and a new one built there. Vegas needs manufacturing jobs.
As for illegal immigration. Its never a good idea having undocumented people walking your streets. Unfortunately with out them many crop fields will turn to waste. Schools will lay off teachers. City bus drivers will be cut.. etc etc. Point is they give jobs and also pump cash into the city's in which they reside. do they send money back home? Yes. Do they use our hospitals? Yes Do they use our schools? Yes etc etc. But in the end more money is pumped in then then its leaking.

I think that by law, there should be some kind of emergency intervention from the courts for the people in that house who were screwed royally...the landlord they leased the house from should of course be held accountable for the situation, but, in the meantime, I believe it is unethical and ludicrous for the bank to expect the people to get out with no notice like that (which the bank may not have known, but, they should have been notified directly, so the people wouldn't be on the street!!!!

I thought I was the only one living this horror. Im a college grad, whom was layoff from public education five years ago. Im self empoyed/ freelance automotive mechanic, repairing and flipping cars. Its a pathetic way to make a living, but it helps put food on the table. Im lucky I have a hooby, becuase others are having a hard time providing for their families. Thank you and God Bless.

Las Vegas' situation is normal. There was tremendous growth due to outside financing (Dubai) and nothing to sustain the growth. If businesses are willing to build mega-casinos when the area was already saturated, then building will stop due to decreased revenues or increased losses for all casinos causing unemployment. There should not have been new casinos built after 2010 and the old casinos should have been renovated or demolished and a new one built there. Vegas needs manufacturing jobs.

As for illegal immigration. Its never a good idea having undocumented people walking your streets. Unfortunately with out them many crop fields will turn to waste. Schools will lay off teachers. City bus drivers will be cut.. etc etc. Point is they give jobs and also pump cash into the city's in which they reside. do they send money back home? Yes. Do they use our hospitals? Yes Do they use our schools? Yes etc etc. But in the end more money is pumped in then then its leaking.

Worst thing about it is the disrespectful people from everywhere around the world who visit and treat it like complete garbage! NO respect for us who live here. Leave it a complete mess, puke all over our streets, and then after being drunk come out on our streets driving around.

What many people dont understand is "why" home prices skyrocketed in the mid 2000's. It had very little to do with speculation, wall street, etc.. because Dallas, Houston, Raleigh metros boomed but did not see their prices inflate.
Growth restrictions on the edges from the Bureau of Land Management restricted development of new housing thus artificially rasing home prices in the LV metro. Then Fannie, Freddie and Fed intervention regulated the loans for affordability.

Dubai had a very similar situation happen to it after the economic crash. Practically miles of unattentive structures piled the landscape, perhaps more so than Las Vegas. Also, hundreds of cars were left outside the airport, their owners having travelled to another country to escape the huge amounts of money they probably had to pay but were unable to. In two weeks the city became practically empty. Even now, you can still see signs of what happened right after the economic crash

I think that by law, there should be some kind of emergency intervention from the courts for the people in that house who were screwed royally...the landlord they leased the house from should of course be held accountable for the situation, but, in the meantime, I believe it is unethical and ludicrous for the bank to expect the people to get out with no notice like that (which the bank may not have known, but, they should have been notified directly, so the people wouldn't be on the street!!!!

Hospitals are closing in border states because of the influx of illegals seeking treatment at emergency rooms because they have no insurance and know their treatment will be free at the ER.
