Those chord voicings are a 13th chord in that context. Setzer uses them a lot, along with a couple of different 6/9 voicings.
You almost have the pull offs correct. On the second pull off (on the B and G strings), only do the first 2/3 of the triplet on the B/G strings and the last two notes are the 6th fret of the E/B strings. It's awkward at first, but once you get it up to speed, it sounds 100% correct.
