The cashflow on my apt. bldg. looks like this: I pay the mortgage on the building, property tax, insurance, landscaping, site electricity, water & sewer, property manager, & general repairs which leaves me with $125 per unit per month. We use all of that to replace the decks, and do remodel work to replace old tubs & showers, etc. Your rent is market rate, if it wasn't then you would move. If you got a house, your mortgage would be at least 1200 if not more. I don't steal rent.

well i guess i appologize for sounding so harsh and all toward you. its just things cost too damn much anymore. wow i never actualy broke it down like that. see the places i have rented from we had to pay all the power all the units are devided up to cover for what the halways and all that use. we had to pay sewer and water. they have also gone so far as to try and make us pay for there general repairs saying it had to be our fault this or that had wore out. i understand some things but not all.

Hey thanks 4 the reply; yeah there are some bastard landlords out there. But I find that I can make more money by improving the building then sell it 5-10 years later in good condition. By keeping the rents at market, and treating tenants good, they stay and I have close to 100% occupancy. I met some landlords in LA that take advantage of the rent control and use evictions to get more money. So there's good and bad. I'm glad you fought that owner; they make life difficult for other owners.
