  • De-personalizing and staging like a nice hotel suite can dramatically improve results. Showing the cold hard numbers in a comparable market analysis (CMA) can generate seriously bad emotions from the sellers. They've cut their price down to just break-even and I had to tell them that the best the market will pay is about 10% less. They freak out and go into denial. "I know what I want for my house!" Then I've had other sellers willing to bring money to closing just to get rid of the house. sigh.

  • I can't comment on the states but in London, estate agents are cunning and without morals or principles. I have had some bad experiences as you tell :)

  • as interested as i am to hear what you have to say, i really dont like how much you dont pay attention to driving, seriously park the car! how could you see a little child (if it ever happened) who runs out in front of the car if you're talking to a camera?

  • Very true... it's very difficult to tell people things that they need to hear but don't want to hear.
