  • pigs! that's what lived there, pigs. I've dealt with the same thing.Fun being a landlord eh? Want to know what I do with tenants that I know I'm either evicting soon or they are just skipping? I call up all the ads in the local paper advertising rental props and warn the prospective landlords about them, yup give their names and descripts too. Illegal? maybe, but in all the calls I made, every single landlord has thanked me. so this dirty little trick i use is a payback of sorts. too bad

  • why can't you have a deposit on a rental?

    refundable if, when you leave, everything is the same (within reason)

  • @darris321 You can have a security deposit with a rental. With a lease option, you can have an option payment (aka down payment) which is typically larger than a security deposit.

  • Didn't you say it was a Lease Option ? Why badmouth landlording then? Badmouth the lease option.

    Also, how did you prescreeen the tenant/buyer other than collecting the option consideration?

  • @snipershniper Yep, it was a lease option. I don't think I'm necessarily "bad mouthing" being a landlord... just sharing my experience when a tenant destroys a property... and why setting it up as a lease option helped pay for the repairs needed.

    We pre-screen by calling previous landlords, looking at debt to income ratios, doing credit checks, calling references, among other things.

  • OH man, I cringe watching this video. I hope my tenants never leave my property like that. Great video's! Enjoy watching and learning. 1st time landlord here, soaking up as much info as possible going on 3yrs and counting. I'm thinking about bamboo flooring when I have to replace the 10yr old carpet in mine. You might give it consideration, great in kitchens and baths as it is very water resistant. Cheers!
