You know absolutely nothing about Lease Options - I.e, A lease option is essentially a Lease and an Option haha. The fact that you are supposed to be an expert in property and you dont know how to deduct 10% management fee from £950 is disconcerting and the fact that you say the Vendor is getting £450 positive cashflow but didnt include buildings insurance is a joke.
ALSO, why would you sell a lease option worth £23k for £3.5K. What a joke you are!!
