I am building it with 2 lean-tos total cost is going to be around 3,500 not counting tools.
the loft is about 5' at the peak. but it is 8' from the lower floor. I got the plans pretty cheap from shed king. For small living space check out tiny texas houses.

You build it? If so, what was materials cost? Also, how tall is the ceiling loft? 6'?
I am building a 12x16 lofted gambrel soon for a guest cabin.
