What I think it all comes down to is, that big business needs incentives to grow. They don't know how to grow without government incentives. Suburbs got incentives and big business grew, now that's not working so they need something new. We just need to end the subsidies and let things grow naturally. California has plenty of vacant homes as it is, why would anyone be concerned about future growth with all those homes to sell?
It's just a way for them (state) to decide who's land will be worth alot of money, while destroying other's land wealth. You can forget about it, if they deem your land non-buildable! Ouch!
EVERYONE!! Let us dump this whole debate over building Sustainible Developement or more car-dependent cities (Segregated housng tracts, strip malls, collector roads, etc.) filled with codes as well.
Both are problematic and neglect the needs of the many. It is time we solve our planning problems WITHOUT new regulations, codes, subsidies, and instead it COMPETES!

Remember GM & Standard Oil lobbied to get rid of the streetcars, planned out cities at the 1939 Worlds fair, we had the FHA/easy-credit intervention, Interstate Highway Act, and the asphalt, big-box stores, & fast food chains all benefit
Although I have concerns with "sustainible development," We must all know that the system of "car-dependency" we had before and currently prevails today is problomatic since it is also heavily involved with governmental codes and corporate lobbying.
Remember we had codes, regulations, and subsidies on parking lots, building setbacks, height minimums, street dimensions, utility lines, zoning laws, road planning, etc.. making our society car-dependent.

Rail, Mixed-use buildings, and pedestrianism were popular from the 1870s-1920s but people were free to opt out of it or not.
Why can't we do them differently like the good old days?
Why can't we also build and PRESERVE large-lot housung, high-speed roads at the same time?
Best way to help society, we must defend liberty without taxation. That's all.
