That guy doing the inspection at the end is a fool. That's what a home inspection is for!! We appraisers are supposed to perform an economic analysis of the property-period. When you do all that other stuff, you open yourself up for lawsuits and other liabilities.
Thanks for revealing the bias mortgage brokers and real estate agents fail to disclose; unless the appraisal satisfies their needs, there is no loan transaction no sale transaction, no compensation for those who work for "contingent fees". As a commercial real estate counselor, I often commissioned appraisals by competent, unbiased appraisers. If only a few million homebuyers had done so in recent years... Obama's life would be MUCH easier.
Naifa? Nairea?...what about the Appraisal Institute? the AI is the original and most reputable organization in the appraisal profession..
