My landlord never signed the lease, but gave us the only copy. She is trying to get us to pay for utilities which is 750. She is trying to combine the water bill from another house and make us pay for it. The rent is 450, but the water bill from another house is 300, which explains why there is 750 to pay each month. Now that I am disputing the case, she is trying to blame the house damages on me. The lease says that I am not liable for fixing the damages.
I own a house that I rented out in L.A. the tenant hasn't paid his rent for 3 month, I gave him a 30 day notice to vacate, he intends on staying in the house rent free till physically evicted, can I move into the house with him while waiting for the sheriff to evict him? can he the tenant evict me?
@AstroMen2911 Did the landlord provide you with a receipt upon payment of the rent? If they did then your obligation theoretically ends there. If they did not then it becomes an issue if the landlord claims they never received it. A Defense to an eviction is upon the turning over of your rent to the landlord you have fulfilled your obligation. If the landlord loses the rent that you gave them, the loss or replacement is on their shoulders.

the home were renting is not fit to live in. should we pay rent what can we do???. it's a month to month.
(1) there's no hot water
(2) the old toilet :-( that they remove is still in the bathroom with black mold growing around it.
(3) there's also a steep stairway with no banisters.
(4) there is no smoke detectors in any room whatsoever.
(5) there is no propane tank to heat the water or to have hot water.

what if the landlord lost the rent money and penelize you late fees and non-payment. What can I do?
