I did all that you showed but i get this error in the end:
Error: An error occurred: "Microsoft.Rtc.Management.Deployment.DeploymentException" "Cannot determine where to install database files because Windows Management Instrumentation on the database server is unavailable from your computer or user account. To continue, you can resolve this issue, or you can specify where you want to install the files."
I also found this problem faced by other and they said the your last point, so does it mean if my server name is WIN7GHI4D then my FQDN should be same WIN7GHI4D.
All i am trying to build a this in a vm which i have made domain controler with SQL 2008 R2 on Windows Server 2008 R2.
If your server name is WIN7GHI4D then your FQDN should be WIN7GHI4D.yourdomain.local
Just add your domain name and its extension after the server name (See my video) in the Topology builder Settings.
Regarding SQL 2008 R2 installation. You can only use this if you have installed the Lync server Enterprise Edition. the Standard Edition will use "Microsoft SQL Server 2008 Express" that comes with the installation CD.

1. In which part of the installation did you get this error message?
2. Are you sure you have installed all the prerequisites?
3. Did you turned off the Windows firewall?
4.. After the Prepare Active Directory step, did you manually add the account to the CSAdministrator?
5. Have you given the correct FQDN of your Server / SQL server
6. Have you crated all the DNS A records?
7. Check the Topology builder Settings, make sure that the Pool name match the Server FQDN
