  • Costa Rica is not what it used to be when I was a kid. Places like Tamarindo are totaly overdeveloped, just like Flamingo, and other areas. Too bad that so many " developers " came to Costa Rica and ruined our coastal areas. You should also show the many constructions and earth movements in the video.

  • I have one question for you and just one! What I say is it the truth or not? Buyers need to know that this is the way things are done here when they buy a property! Period! If you don't like the truth, this is your problem not mine!

  • Thank you for these specific advices! It goes back to square one: be careful, very careful! Don't ever let unattended any piece of land! Ever! Never!

    One gram of prevention in that case, will worth it's weight in gold!

  • There are no foolproof, preventive measures for eliminating the problem of squatters on land owned in absentia, there are a few somewhat helpful steps that can be taken. Firstly, the propety should not appear abandoned and signs should be posted with the owner's name. Also hire a caretaker for the property. Register the caretaker as an employee, which entails paying minimum wage and social security. Also demand signed receipts from the caretaker as proof of payment.

  • The third phase is continued occupation for more than one year. According to the law, squatters have then achieved a "legal assumption," and the owners must go through an ordinary lawsuit process. In order for the court to grant the property rights to squatters, they must prove that they have been on the land "uninterrupted," "non-challenged" and "peacefully" for ten years.

  • They can not squat on your house BUT they can squat on your lot or land. For any type of property that has a roof.. you have to hire a guard, have a friend to have a closer look on a regular base, ask a neighbor to watch your property everyday, and so on! "

    Bottom line: you need a guard or someone that is there to watch your property all the time! When I say all the time, I mean all the time! A pain in the neck I admit it!

  • well, in your video you say that they can squat on your house, you might want to think about redoing your wonderful video. People naturally assume that if your make one mistake, you are bound to make more. But having a guard is not such a problem at $250 per month is it? someone to cook, clean, do yardwork, and guard your house, seems like a bargain to me. In that same month your property will most likely appreciate more than the cost of the employee.

  • You are right! Hiring a guard at $250.00 is one solution. And yes! The price will increase meanwhile! What bother me is that when you buy properties in Costa Rica, they won't tell you that the price of the guard... is not included in the price of the property! Most of the time buyers find out this little detail AFTER they bought their properties.
