The first time I tried this was a lease option in the Pocono Mountains, Pa. It blew up in my face also because I never did a title search until after I signed the lease. The seller owed out crazy amounts of money and had liens on the house. I was greener than green veggies! LOL I bought the Carlton Sheets course many years ago and let it sit around for 5 years before I looked at it. After doing much research, I'm ready to get back in the real estate game again. Guess I'll be calling you.

I bought a course for $400 and bought 50 bandit signs for $250 - which I over paid for those signs but my first deal was for $2500 within 30 days of that purchase, DO THE MATH... I was able to find a better deal on bandit signs thru another company

Both ways work but I teach my students to to find the deal first and let your deals build your buyer's list
