In the beginning I had a buyer on the hook for 30K. I only had about 7K invested at that point, but the deal fell through. So I put another 4K in it and rented it out for a couple of years for $600 a month before I sold it for the 20K. I was actually lucky because the tenant had trashed the place (learned a lesson from that). So I was glad to get 20K out of it!!!

how much did you have to put into total? you paid $2500 and sold for 20K . But I time and money spent to get it right was what? Even if you put out a total of $10K, you made in $10K. I like the the fact about new props down the block. How long did it take to sale?
@jonnwins I only did minor repairs, pulled up the carpet, patched holes, etc. I don't purchase properties that I have to do major work on anymore like replace a roof, rewire, or water damage. Key - good location and props with minor cosmetics. What you have to understand that every deal is different. Success is in the process. Once you get a process that works you just repeat it.
