Essentially, the song is traditionally played with a capo on the fourth fret (A capo is a small tool that clamps a barre across the strings of the guitar effectively raising the pitch of the instrument without changing the original chord forms.) Shorter strings=Higher pitch. The tuning is still EBDGCe. Alot of musicians lower the key of their songs live if their voice is tired or just for less strain on it.

There's a rhythm guitar and lead guitar playing in the recorded version, so he's playing it like this to keep that full sound of the song on guitar without playing only one part without the other, which can be hard depending on the song.
