The pictures look like there was not much prep work done (bare clay?). I just planted zenith seed but did months of preparation - three rounds of Roundup to kill everything (crabgrass was just sprouting before the last round), tilled 2" and REMOVED the entire top layer of dead soil and clay, spread 35 yards of topsoil/compost mix, spread hundreds of pounds of gypsum pellets, lime, and slow release high-nitrogen fertilizer, then re-tilled, raked, seeded, raked again. You gotta put in the prep!
I will be finishing the rest of my backyard with Zenith Seed this summer. I use the Zenith Zoysia seed from Patten seed company that I got from our local Super Sod company. I did not have to spend much money at all to keep mine growing. I am hoping for the best. Good luck to you all with your beautiful lawns.

During the winter I saw where the grass had actually grown then went dormant. Last summer I did nothing more than weed and feed in the spring to keep the crabgrass from coming back and had way better coverage of Zenith that I expected. Good results depend on locale and conditions. Mine was successful.
Sod is the way to go!!! Your picture proves that the Zenith seeded grass don't grow under trees very well so that means shade tolerance isn't that great. El-Torro sod,
Empire, Emerald, and Jamur are the best Zoysia sods on the market.
I have to agree seeded grass is always more work and more maintenance for the long term compared to sodded grass. If you want better thicker grass from seeds
that grow real quick I recommend Rye Grass or Bermuda. Zoysia seeded
grass is a downfall because of its slow lateral growth and slow recovery.
Asmithacal- Zenith seeded zoysia is ok I would say the best in its class for
Zoysia seeds. Yes they sure hype zoysia seeds on the net. Most of the seeds produced are by third party companies so the quality of the seeds are not as great. True quality seeds are sold from your local Horticulture store and they are commercial certified and most of the residential home owners don't have access to them. If you want true info about sod vs seeds talk to your Horticulture program or University.

When it comes to sod you are getting exactly what they cloned. With seed your are getting inconsistent genetics. Zenith seeded grass is not bad but if you want the best low maintenance for long term go with sod.

Finally this makes sense. I have a Jap friend
that's kind of slow he actually thinks his Zenith seeded
grass is better or just as good as sod. He don't
realize that sod was made to be better and will always
be the best. Its like a black man they have good genetics
there faster quicker and stronger its the same thing
how sodded grass was developed.

Kyleboy--- I get your point there is no need to
talk profanity. Any seeded grasses are always hard to
grow I had to find that out for myself. Well pretty much my
whole yard is full of sod now.

Seeded Zenith Zoysia is that a Joke seeds suck
only people that are poor get seeds fuck Zenith
thats like the on the bottom of the list I don't know
why they even consider it to be Zoysia.

Zenith Seeded Grass did not work out for me I have a shady area I decided to
go with the sodded grasses like El-Torro and now I can say I am happy.
Sod vs Zenith seed the winner is SOD!!!
