  • Dave, You are one of the Biggest Scams around. You suck more money out of naive innocent families trying to get out of debt. Your solution - well sign up for the "Dave Ramsey program" a monthly never ending fee sucking trap! You are worse than the blind leading the blind, you rob the blind and give hypocritic advice! You told our friends not to file bankruptsy...they were over $150,000 in debt and it will take them over 20 years to break even. YET YOU FILED for bankruptsy & started over. Fraud!

  • visit branson mo. for two weeks for only $10000.. jusy by a wyndham time share....if you don,t take a vacation it will only cost you $10000 a year

  • @pray4urlife03 Or just purchase a travel membership for 3k and make 1k commissions on each referral and make a full-time job out of it :)... in which you can get wyndham's, marriotts, rci, etc... for $298-$799 for a full week. much better than $10,000. Plus no annual fees :) but you don't care about that..

  • WHY there is such a business as timeshare and why they trick people into these contrack? its a sham and for that, the contract is null but for some reason it does not aply to them hmmm!

    They don't give you the information you need to know, they hide it in contract paper you never see nor have the language to read it.

    America the beautiful. Should I be proud of my Country? What a corrupted Gov. we have. This should not be happening. Specially with the ecomony the way it is and no jobs.

    Plus how you gathers people's IQ from this timeshare rip off? People smoke, says in the box it can kill you.. still they smoke. If you Have a credit card you know you are paying 5 times the amount of what you paid.

  • @girotube Yes you will 5X or even more on a credit card if you do not pay the bill completely within 30 days. But most young teenagers KNOW that already.What grade are you in ? And yes people smoke and they know its dangerous.Are you one of those ?

    Maybe you knew this too! Most people with TS issues is because financial problem and they have lost their jobs. Same with anything else. Did you have your IQ tested that you have this cocky - haughty feel good vibe? Well you sound American. LOW IQ :)

  • Love my timeshare! Go on vacations I would have never done without it. Also could afford to go on vacation even in this economy. Its not a investment to make money, its a investment in family and lifestyle. Ramsey you cant take all that green with you when you go, but you can say you lived and didn't just exist!!!

    I hope to warn you that if you go to Gatlinburg TN -stay away from the Street Vendors trying to give you free shows in exchange for a Meeting about time shares.. Run .. Run away quickly.

  • Found a way to Cancel my timeshare; Found a company that didn't want any UpFront fees; I've been burned before and was skeptical. They started my case for free and in 7-10 days we were well on our way. I was stupid enough to prepay firms and then play waiting games etc...Call these guys 877.350.7899 and NO I am not one of their employees, just someone who got lucky and sick of the stories I read on message boards. They are in TN near Nashville or Memphis but they are good.

  • If you were scammed by resorts into purchasing a timeshare then you can get help by looking up "Timeshare Mortgage Relief" on a Google search or call (702) 518-8463 for more information. They charge about 10% of your mortgage balance to legally get you out of your timeshare without hurting your credit. You have to have a legitimate grievance in order to qualify for assistance. All of Timeshare Mortgage Relief LLC's cases are handled by licensed attorneys who specialize in these matters.

  • Anyone who tells you that "Dave Ramsey owns w/ Wyndham" is blowing smoke where the sun don't shine! If you believe that I have some fairy dust, a unicorn and a free lunch to send you. Have a look at the stories on our channel and you'll see the scams!

  • OK, lets do the REAL math on a timeshare on the POINTS system. 154K points bought in 2008 @ $18-21K. Payments for 10 yrs @ $400=$48K+maint. fees at $65 per mo. over same period=$55.8K. Can you not get a GREAT vacation for a week for near $6K per year w/o the grief of owning one of these worthless scams?

  • @timesharenightmare And that math is done WITHOUT the maintenance fees increasing 1 to 3.5% per year and it's done WITHOUT local taxes if your timeshare is in Florida! And it does not include $99 to 199 exchange fees to II and RCI! So add those on to get an even MORE realistic figure!

  • Dave Ramsey owns w/ Wyndham for crying out loud. The "scams" you hear about are from resale co.s who profit spreading the rumors. Plenty of forums on the web where real owners happily post info. Even when the resales get exposed a scams that helps their industry, b/c all any1 hears is "timeshare" and "scam". TS- multi bill. $ Industry -doubled- last 10 yrs. Old fixed week fixed location TS gave the name a bad rap, but after the points revolution, middle class fam.s can vac. like the rich.

  • If you ever spent 350/night or $3500 on a vacation it would. If I stay in a studio I'd get 3 wks-mnth. But I stay in 2, 3 bedrooms, penthouse -bring people, charter yachts. This is a lifestyle where 20k I'd use up in 5 years. Maintenence fees go up, as do hotel rooms on the open market. It is an invstmnt b/c it will save me tens of thousands over my life. I got in early like I did with my life ins. and 401k

  • Start your 401k at 50, not as valuable. Buy life insurance at 25 or 45, big diff. Atleast timeshare is deeded. Hard to sell, yes. But so what, once you get the value out of it, selling it for half what you paid is all extra . I can transfer the equity to a home purchase too. It's an inv. in myself, my marriage, my hairline. It is disingenuous to say it will appreciate, it's not that kind of inv.. But it is wise for the right person. Like all inv., for some it makes no sense.

  • It isn't for everyone naturally. Like those who can't add or manage their own finaces.  If you need to listen to faux financial "gurus", you probably shouldn't buy timeshare. You'll be the exact moron who gives it a bad name when you can't afford the maintence fees. But for anyone who has their stuff 2gether, I dare you to show me a better way you can take 5-7 years of vacation money and make it last forever.

  • Ramsey is ignorant here. W. Buffett owns w/ NetJets. Dan Kennedy- Disney. Fact is, you aren't simply prepaying your hotel bill as he suggests, but a fraction of it to obtain lifetime benefits with a deed you can gift, rent, sell, or devise in your will. Will u get everything u paid if you sell? Usually not. But I own w/ Bluegreen, spent 4k/year on vacation b4. Spent 20k on timeshare, paid off at 31, I get 12 dys/year in 5k resorts, any time, any size 4life -800/yr maintentence. do the math

  • @mesonoxious You never get all the money back you paid for a timeshare when you sell it, that's if you're lucky enough to sell it at all. So why do these timeshare pitchmen call them "investments"? Paying 20K plus $800 in maint fees (which go up) plus property tax in order to spend 12 days a year at a luxury resort doesn't add up to me.

  • Why would anyone buy something that they don't know how much the annual fees will be in the future? They could increase tremendously and you can't do anything about it. Such a scam.

  • If you are a victim of fraud, lies, and or misrepresentation then you can legally cancel your timeshare mortgage contract. For more information you can Google or Bing "Timeshare Mortgage Relief"

  • To sell your timeshare- just be smart.. Think of it similar to residential.. Contact a respected timeshare brokerage (confirm that they are licensed) and ask for a free comparative market analysis.. That tells you the expected resale value.. It may not be much, or it may be thousands..

    Then you either list with the brokerage, or advertise and sell on your own. The only trick is to price properly.. Worst case- sell it on eBay for $1. without paying someone else to do it for you!

  • You can often tell who is who on Ebay by simply looking at the closing agent the ad tells you must be used.. (Turns out they own the closing company- go figure!).. Donate for a Cause uses Resort Closings. Apex uses Preferred Transfers. Timeshare Relief uses Timeshare Closing Services Inc.

    It's the same basic scam over and over.. Tell you can't get rid of your timeshare, charge you a big fee- then sell it for nothing (they already got paid!)..

  • Second-

    Groups like Apex (being promoted bfy67), charge an upfront fee of approx $3,500- and then sell it on eBay.. They always refer to eBay pricing in their salespitch to "prove" that timeshares have no value (but what they don't tell you is that most ads are resellers they are affiliated with!)..

    Another such company is called Timeshare Relief.. Same basic business model!

  • First, timeshare are not an investment.. They lose value over time. Resale prices are often 50 to 60% lower..

    I enjoy Mr. Ramsey's show, but he isn't giving you the whole truth here..

    In the past, Dave Ramsey has been paid to promote Donate for a Cause, a timeshare reseller.. Donate gets people to give their timeshare to them for free, or requires the owner to pay a fee to "get rid" of the property.. They then advertise them on eBay for pennies on the dollar and sell them..

    first lie. you can sell a timeshare

    second lie. timeshares are not for investing. they are for vacationing

    third. you are not prepaying 20 years ahead at most most timeshares will start paying off after 7 or 8 years.

  • Palacious1810 - I agree with Dave Ramsey. Time Shares should NEVER be bought. I tried to sell mine for about two years and ended up "giving" it away - and still had to pay closing costs. However, I will no longer get hit with the ever increasing maintenance fees or "special assessments" that they can tack on at any time for ANY reason and you have no choice BUT to pay them. The developer/time share can AND WILL get paid. They will garnish your wages and they can legally do it. Don't buy 1

  • bfy67 on one comment you say you cant sell them and on the other comment you say go buy them on e bay they are cheap. so which one of your comments is true? YOu recommend people not to buy so you would also recommend them to stop vacationing as you have. Cause if you were still vacationing you would nt have gotten rid of your timeshare. everyone knows its cheaper to pay the maintenance fee than to pay the rack rate for a whole week in a 5 star hotel.

  • Palacious - That's the point! You shouldn't buy one because you can go stay in a 5 star hotel for less than what your maintenance fees will be. Why do you think the web sites like "Last minute deals" can offer their rates at the same "time share" resorts for such a low price?

    We used our time share 6 times the last two years. When you pay the enourmous up front cost you're doing nothing more than "pre-paying" a hotel room. NO benefits.

  • Plus this is the year where all timeshare owners WILL get hit with a "special assessment" Go to Ebay and look - 1000's and 100K's point selling for a single dollar ($1.00) and NO takers. You're in a dream world palacios!

  • dave if your last minute deals are less than 299 usd for a whole week in a 1 br or larger, you scooped up a great deal if not, this is what a timeshare owner is paying on last minute deals through their exchange companies and there are tens of thousands of deals worldwide

  • Kellyannder - Bull! Who ever has a time share just go to ebay and do a search on your timeshare i.e., Blugreen or Wyndham. I gurantee you'll find more points being offered than what you have and for mere pennies on the dollar. You have to bite the bullet and give it to companies like Apex who will take ownership of your timeshare releasing you of all maintenance fees and you can say your'e timeshare free!!

  • My maintenance fees for my Nashville unit is about $90/month and cost $17K upfront. Biggest waste of time ever. They change the rules as time goes on so what you buy into(VIP package) no longer exists and your benefits are wiped away. Now, we cannot even borrow,share, or sell points to another owner.

  • I was recently laid off from my job and I can no longer afford the maintenance fees on my timeshare. When I purchased my timeshare back in 2005, I had no idea that an economic recession would hit America and force GM to lay off their employees. Now I am jobless and owe thousands of dollars to a resort that I cannot even afford to visit. Hopefully Obama can get this country back on track, or else I will be forever screwed.

  • Timeshare's have caused me nothing but trouble. Undoubtedly, the WORST investment I have ever made. I purchased my timeshare for thousands of dollars a few years back, and now I can't even sell them for a penny on eBay. I originally bought my timeshare for some much need R & R, but all I got in return was pain & heartache. Life is just not fair.

  • Thank you for posting this AspenEye - Timeshare's are the DEVIL!!! - I have not been able to use my Hawaii property since 2002, yet I am still forced to pay high maintenance fees every single year - Also, an astronomical special assessment fee was sprung on me last year which has caused my family great suffering during these tough economic times - Buying a timeshare was the worst mistake I have ever made in my life!! - Can someone please HELP me?!?!

  • Call the company that sold you the time share. Offer them double commission if they sell your timeshare. Also, lower the price cheaper than the others. The sellers usually work on straight commissions. If they see they will make more selling yours, that would be an incentive. Good luck.

  • Timeshare's are a disaster with their ever-increasing maintenance fees and their special assessments when they decide to put in a new pool or happen to install new lighting fixtures. My life has been ruined by this supposed "investment". In saying that, does anyone want mine? I have a Marriott Desert Springs in CA and I can't seem to sell this darn thing!
