A little twist on the auction idea is to announce that you will sell the property at the price of the 2nd highest bidder. This encourages bidders to offer their best and highest offer knowing that they won't have to pay that much. The highest bidder will pay only the 2nd highest bid. Be sure bids are submitted in increments of $2,500 to be sure the difference between 1st and 2nd bidder is not less than $2,500.

I like this strategy. Seems quite practical too. However, I do not think it will work for people who bought the properties in stable markets only a few years ago. I am talking about stable neighborhoods in and around NYC.
@Shahzad5814 Good question. I'm not sure what state this vid was shot in, but I'm also in the North East. I Think some strategies work better in different markets, HOWEVER, It's always very important to learn them and have an xtra tool in your real estate investor tool belt.at the same time, I agree that the house has to be bought right and updated right, coz if u have a house with plain boring regular finishes, hardly any excitement there
@themoderateextremist - No, it's not illegal in any state...even if the house sells above appraisal. After all, there's no law that says you can't sell a house above appraisal value...an appraisal is just an opinion anyway. Now you're not going to find a mortgage company who will FINANCE above appraisal value, but that's a whole different thing, and doesn't speak to legality at all.
Anyways that wasn't the point of the video...it's a great (& legal) way to sell fast in any market.
