Why is it that these so called HMO propery experts all look like wheel clampers? You would have to be nuts to trust any of this lot. Yes you can make money from HMOs but take my advice, be realistic in your expectations, prepare for loads of hassles and dont even think about getting involved with these so called "property experts".
