DISINGENOUS. Not an eyesore. Original & quaint side entrance. Solid structure. Small useable garage. Several neighbors post yard signs against project. When we remodeled, the city said Post a sign and get input from the neighbors Not Mr. Plous. His plan violates bulk plane rules for remodels but not for new construction. Yard for kids makes way for garages! Does Denver really value older home upgrades and single family homes? Give us 1 set of rules that respects the neighborhood spaces.
Show us how bad that house is. Show us your new design--stop hiding it from everyone. Build a new single-family home if all you want to do is "improve" the neighborhood. Months of construction noise, trucks, and trash, plus another giant monster duplex is no improvement. There are other neighborhoods that need improvement--give those a try if you're so noble. This neighborhood is the most desirable in the city. Give me a break. Your neighbors don't want or need your "help." Sorry.

Let's see this "eyesore". Let's see what you want to build.
Builing a duplex in the midst of single family homes does not help the neighborhood, especially in terms of preserving the charactar neighborhood.
