Hey seller, here is some advice:
1. Get rid of that ugly wallpaper. The red wallpaper belongs on Christmas gift wrapping and not in a house's interior. The kitchen and breakfast nook areas are very nice except that the wallpaper destroys them visually. Wallpaper=bad taste.
2. Look at the comps. You need to come down in price by at least $200/sq. ft., especially as the luxury market is going to take another big digger this year. Don't get caught chasing the market downward.
