In 82 I was trying to sell a nice 2 bdr single family residence in a Southern Cal beach town. $130,000, no takers. I looked at "the book" to see why, the house two doors up, 3 bdr two story with a pool was listed for the same price.
At that time, condos and houses were about the same price.
Finally sold it in '84 at a loss, which is when I should have been a buyer.
IMHO, a pool adds exactly zero value. People don't want to pay to maintain it if they aren't going to use it, plus others are afraid small children or pets might fall in it. The number of buyers that want a pool is almost exactly equal to the number of buyers that don't want one.
