I can't play this game for shizzle, boyo! I try, and I try, and failure comes to me every time NOT EVEN SUCCESS! Is there any possible way how to built a good city?
Do you spread out your industrial zones, or do you just put them in one place? For an example. You would keep all of your industrial zones touching each other.

Woah-Woah-Woah hold down there! If you keep you redidential zones far away enough from your industrial zones. Then you should try to ingore it. I do the samething. You should just be glad that the residential zones are far away enough from the industrial zones. That the pollution from the industrial zones would never enter you residential zones. Take a look at the map for pollution.
Now lets go over housing costs. If your sims are complaining about housing costs, then it probaly means that the houses are too expensive or the houses are cheap o deluxe. It doesn't have to be houses though. It can be apartments. Check you land values. If most of your landvalues are low, then it could mean that the sims find the houses are cheap o deluxe. If alot of your land values are too high, then your sims find the houses too expensive.
I do it the hard way. I take a bunch of screenshots of the city, 5 in width and 4 in height, for a total of 20. Then I paste them together in Paint. It also helps to zoom in while pasting to get it accurate.
Your city is fantabulasticious...especially considering you're just using that small practice island which to most people would figure it's useless. Sara, you've proven people wrong. =D
I have a important question.
When i place my personal house on the map, it seems to lower my landvalue. If this true?

nope, I put commercial zones a few feet away from industrial zones and kept my residential zones close to my commercial zones.
