I know when we have purchased houses (we just closed on our fifth in 28 years of marriage), documentation requirements were certainly more stringent the first two times even though my husband is a medical doctor. Wells Fargo would not back their guarantee and raised their prime jumbo rates from 5.5 to 9% the same day,. I had to end up going somewhere else and getting a refi for 6.7%.

I suppose it's rather sad well-wishers send me ROLLING STONE as a source of "journalism," but I tend not to look a gift horse in the mouth. I have decades of analytical experience, and the conclusions I reach (if ever) don't tend to limit the source data. Really, a Fed tour can be fascinating. I did it twice.

I know when we have purchased houses (we just closed on our fifth in 28 years of marriage), documentation requirements were certainly more stringent the first two times even though my husband is a medical doctor. In the first instance, when my husband was just beginning his practice they even wanted to see my mother-in-law's will!

There are several factors but the most important is the Feds low interest easy money policies after 2000. The fed also sent out new guidelines for mortgage lending which encouraged (under threat of class action lawsuits) lenders to do away with previous lending standards when dealing with minorities, this led to the no doc liar loans. I was unfortunate enough to get caught in the middle of this mess. I believe it was Aug 12 2007, that I was supposed to sign a jumbo refi that had been preapproved by Wells Fargo and guaranteed at 5.5%, That very day Bear Stearns announced they had lost 4 billion in one of their MBS funds. Wells Fargo would not back their guarantee and raised their prime jumbo rates from 5.5 to 9% the same day,. I had to end up going somewhere else and getting a refi for 6.7%.

loans and investment banks found a way to structure sub prime home mortgages in a tier system which allowed for a large % of these securities to be rated AAA. It was really a genius system and to this day no one has shown me how or if the tranche system actually broke down.Even the simplest 3 tranche system would have had to see a default rate of greater than 66% in order for the AAA paper to take a hit, and I cant see that happening considering the MBSs of each system were spread across the US

As far as creating exotic investment packages, thats what the market does. If there is a call for a particular type of investment that customers want, then firms will create the market, thats how it works. State gov unions have been a big problem for a long time and cutting the pay and benefits of these gov workers IS NOT AUSTERITY!!! I live in Minnesota and our budget has doubled in under ten years almost entirely because of the teachers union. Half of the entire state budget goes to "education" yet the kids keep getting dumber every year. Most teachers are really marxist activists and the union is their shadow government.

Texas has no public unions and they have a bigger deficit than Wisconsin, which had public unions.
