@Eternalux You're smart! There are plenty of outlying places--Brooklyn [as you mention], the Bronx & Queens--where rents are cheaper. Nowadays, locations is not that important any more, people are moving to all sorts of places & making the best of it. Besides, if one is so starstruck by Manhattan's glitter, you can get there by subway from any of those boroughs in less than an hour. Oh, & its great that you're keeping your southern accent, southern accents are charming!
I'm from the UK, and about 3 years ago I was renting a studio apartment which had 212 sq feet. I got rid of so much junk, and still struggled to fit everything into 212 sq feet. How a human can manage in 55 sq feet is beyond me.

I had a perfectly nice studio apartment in Brooklyn for $700 that had at least 4x the living space, plus a real bathroom and kitchen, and the 30 minute train ride was nothing. And I could still walk to all essential services and some local bars.

* Owner should convert the bathroom into a WetBath. Remove door & install accordion door.
* Convert large widow & place AC way on top & install a widow half its size on the bottom & use rope latter for fire escape through window. It's better then burning alive.
Instead of eating out every night, the money he would save by cooking instead would get him a bigger place to live.
