Crazy Garbage Feces Hoarders House - Viewer Discretion Advised

I have been a landlord for 10 years with 5 rental units. I have it written into the rental agreements I inspect 3 months, no exceptions. I do it like clockwork and give 7 days notice. I have a list of about 20 items that we quickly go over: Plumbing, appliances, heater, smoke detectors, etc.This way I also get to see if they are hoarding or doing any damage to the property. Using this method I was able to get rid of a hoarder before it got bad. Good luck, ALWAYS inspect regularly!!

First I would like to say congrats to you for beating cancer! ..It's so very sad that there are people out there living this way. Most of the time they seem to have some sort of mental breakdown. I have multiple rental props in Atlanta and you wouldn't believe the number of times I've had to deal with this problem, even more so now that the economy has tanked. I now have a no pets clause in my contracts. It hasn't eliminated the problem, but it has lessened it quite a bit. For some reason, hoarders tend to be pet people as well. The security deposit doesn't even begin to cover the clean up costs. I feel for you, great attitude though.

This is all rather sad and disappointing. Surely as a landlord you'd carry out maintainance checks on the property for a start? At least on the gas/electrical items for the safety of the tennant?
