The songs they sing in grease youu can actually listen to and is for all ages where as i don't see 40 year old men going to see high schoool musical the play but they go see grease as i am doing the play grease and all ages go because they want to, not because there little girl wants to go see it! :L (this is my personal opinion)

HSM has real teenagers while in Grease all the cast were older than 21 years of age.  In fact Olivia N.J was 29 and John Travolta 24. Maybe because of the smoking and the sensual and sexual context in the theme. Both musicals are just fine, teenagers oriented.
