You better know your numbers before you flip. Buyer's closing cost (close to 3% if you're financing), seller's closing cost (close to 7.8%), property tax, utilities, HOA (if applicable), insurance, home warranty, cost of renovation, time, headache are just some of your concerns. Unless you're willing to do a lot of the sweating yourself, it may not be a good time to flip.

I know you did alot of work on your own so I was wondering how much you actually invested money wise in labor and materials. It seems like you built out a brand new house with everything new so it seems that the profit would be minimal of 97K.
We bought this house for 175k and sold it for 269k. Of course there are repairs which you see in the video. Additionally there are holding costs, selling costs and interest on the loan. We did great profit wise but not close to your number unfortuinately : )

what's happening at 2:48 ? Why does the test look like that?. it seems like you are testing the stain. do you sand the area after then finish that same area again?

yes, you can pour right over old sidewalks or bricks, Just use rebar or steel mesh. Base is only used for roads, house slabs and driveways.

yes, we are testing several colors on the freshly sanded floors. Once we pick what looks good with the house, we sand them all off and proceed.
