first u gotta buy the Mansion, this quest including the crypt are exposed. it should lead u right to it. but if not, its a little more far back in the area where "Mickey the Spider" (on the account of his Hairy legs) recruites u to do some civilian displacement. Party on bro.

By knocking on the door of the Cemetary Mansion. The quest becomes available after beating Lucien.

Yes once you do it he will elope and leave the house up for sell. After you buy it the Cemetary Mansion quest starts.

That's not even possible, but start at Old Town Road and follow the path until you see a small dirt path going up on your right. It's like right there.
