I absolutely agree with you, now is the time to buy IF you can afford to, or even set up as a letting agent. Times for landlords will be good for a while now, especially if prices fall as is expected. You are right that BTL is a long term investment which is something most new landlords seem to have forgotten in the rush to get capital gains.

a five year period is really to short for any investment to work
Ive been a landlord since 1984 andhave never sold a property in my life
as for the rental market in 2010 i have a waiteing list of tenants
for proffesional Landlords there has never been a better time than NOW to buy if you have deep pockets and have a 30% deposit
Yeilds are property i buy are over 10% which gives possitive cash flow
I can tell you as fact im makeing more money now than i ever have in my life
