Really.....you might think so but actually the repair bid here came in at about $18k which would go to about 22k if we did ceramic tile in the baths & kitchen. This one sold in about 4 days and we have a dozen clients lined up for it. It takes time to develop the vision and see what can be done with a property. This one will rent easily for $950/mo and will appraise for about $110k to $120K... .. WITH $70K in instant equity what you thought was a dog is a screaming good deal!
