This guy keeps saying there is no way to fix the property tax. He either does not know or is ignoring an idea in existence well over 100 years which calls for changing the property tax to a tax on land values only. Taxing land values only makes sense because all land value is created by the community and taxing it is just because it only takes back to the community the value community confers on land. Untaxing improvements eliminates the penalty on human effort and local job creating investment.
I am wondering if for smaller areas if the sales tax will be able to account for the money needed as opposed to property tax, say there are 1000 homes, each home pays $1500 a year for property tax, thats 1.5 million a year, if they always use up that whole amount of money, i'm wondering if they would make that same amount of money from sales tax alone even at 13, 14 or even 15 percent pst+mst
very well said, legitimized and validated nicely as a lawyer would. i especially agree with your opinions on municipality adjustments. interesting to hear your perspective, too bad more people aren't aware of these things and how they affect the food on their plate.
Well, I suppose it's proper to say that council is the group of people who direct the mind of the municipality or of a town/city/village within a municipality (depending upon how things are organized at the local level). I use the word "municipality" because it is a bit of an umbrella term in this respect, and because the legislation that empowers those local governments is called the "Municipal Act".
By the way, here in Sweden there is a real possibility of being rid of property tax. Most municipal services have been contracted out or privatised and even the most left-wing parties are getting warm to being rid of property tax.

"Municipality" or "Council"? It is municipal councils that impose taxes and rates. Municipalities are just places aren't they.
