  • I don't recall seeing why the I&W solution is better than the previous fix with metal. You used nails just as the previous did. Would nails with caulk on the penetration points on the metal have been a good long-term solution? (Just sending you softballs on my first posting).

    Caulking over nail heads almost always fails over time -- and the temperature swing of shingles over metal causes the metal to reach very high temps -- causing expansion and contraction -- and bigger holes where the nail penetrates the aluminum. This develops into a big leak over time.

    The Ice and Water actually remains soft and sticky and seals to the nail shafts, eliminating future leaks.

  • Of course hindsight is always 20/20 but this roof system was poor design from the builder. It should have been given more thought for sure. Obviously you already know this but good repair all in all. Thanks for the info.

  • @BamaCivic You're right, BC, it seems that sometimes the design of the roofing system takes a back seat, especially in remodeling projects . . .

    This particular roof system could have been designed without the "low slope" areas, for sure.

  • You are so correct. To extend your quality craftmanship in all roofing jobs spray applied foam insulation to the underneath side of roof deck should be considered as standard. Home builders do not want the additional expense and will not offer it as a value engineered upgrade option.

  • ON 2:14 SEC THE TRIANGLE DECKING LOOKS TOO SMALL ,WHY YOU DIDN'T CUT A BIGGER PIECE OF 3/4" PLYWOOD AND BUILT A BETTER SLOPE IF YOU WANTED TO INSTALL SHINGLES BACK.

    BUT IF YOU WANTED TO LEAVE THE SAME PIECEOF DECKING , WHY U DIDN'T USE MODIFIED BITUMEN ON THE FLAT ROOF INSTEAD.?

    IT LOOKS TOO FLAT TO ME

  • @2miangels Thanks for the observations . . .

    There was an identical area on the other side of the front of the home, so we wanted it to be aesthetically correct. I do agree that modified bitumen would have worked fine, but the flat part of the roof was over 2/12 pitch -- and met specifications.

    It would have looked like putting "a black door on a white car" if we changed things around too much. The good news is that it's been over a year, and still dry.

  • I agree it was informative, and maybe would only need a bit of backround music if you didnt want to voiceover, which most slode programs would be capable of doing.
