  • I you have access to mlxchange, do a search 20 years back and see what 300k got ya in West Van, BP, Dundarave, POINT GREY and West side....IT IS FREAKING SOOOOO DEPRESSING..............Fukc u ya scum realtorss..05% have any morals the rest see owners and buyers as a 10 t 50k commision check PERIOD......

  • REALTOR scum can destroy a families financial future for a 10K commision. EVERY ONE NEEDS TO BE VERY VERY VERY VERY SCEPTICAL AND DO NOT TRUST A WORD THEY SAY UNLESS YOU SEE ALLLLLL DATA ON PAPER...I am a realtor who does not do too well because I can't do what that scum did to my family to others...

  • My parents bought a home in White Rock or 300 K 23 years ago. It was supposedly a wealthy nice neighbourhood. it is worth at most 750K. Had they bought a house in West Van or West side were all asians purchased with their 30ok our house would be worth at a minimum 1.8 million and we would be wealthy. In stead our house has only doubled in value in 23 instead of 9Xed. And we pay 30 per day on gas to communte to White Kock....or 600 per month in gas....

  • I was preaching this as a 22 year otld realtor analysing the whole market and looking at all buyers agents names on sold pptys and screaming go long vancouver...yet no one really trusted me because I am not old..so I did very little business. I went to asia to check it out and now I know why van is no dipping and local non owners are for ever out of the market unless they have rich parents or become a heart and brain surgeon at the same time..

  • Real estate in Vancouver will face reality soon and when it drops it will start with a trickle and then a massive panic sell . This cycle always continues except people in this business are spending money and energy to prop up the hype and now supported by foreign funds. Once this is gone we will face a 30% slide. Keep cash and be ready to buy again when this happens.

  • Vancouverites are delusional. Vancouver's great but it is filled with yuppie arrogant professionals who think they are living in bubble (just like the idiots in San Jose/SF area).

    They make fast money, work in these yuppie boutique firms, drive BMWs, and think it's normal to live in an area where average home are $850K?

    People say that the US economy affects everyone...a collapse in the US will cause hardship everywhere else around world. BUT it won't affect their neighbor Canada?

  • I am a realtor and I agree 100% The market is insanely overpriced...not a "strong" market. Unless you are selling a property and simply moving into another at or below the selling price of your home, WAIT unless you absolutely have to buy. I feel sorry for young, first-time buyers putting 10% down on a $350,000 1 bedroom...they are going to be there for a long time...if they can keep it.

  • I just couldn't imagine addicts area like East Vancouver can be sold close to 1 million mark.Cracks didn't come sheap these days.

  • 50% are foreign owned but with cash or maximum 50% financing. People with this much money will never sell at a low price. And the 50% is not American a look on titles shows a huge amount of Chin, Lu, Fung ect namely Asian, other demographics include a large Persian influence as well as European.

  • Looking up peoples' names on title? Good luck with that. Unless you work for the government and are breaking the law, how do you manage that?

  • I am a realtor in West Van the prices here are for a niche market of buyers ie those in price range of 2- 20 million price range. The demand for such properties may slow but below that price range demand is strong and there is a huge amount of properties sold in 08 and over asking prices on properties in the 650 to 1.5 price range in the east part of vancouver.

  • I heard about 50% of the properties in West Van are foreign owned? If a substantial number of these are US owned then I guess prices could soften.
